210 N Carpenter is the third office collaboration with developer Sterling Bay after successful completion of Fulton West and 1515 W. Webster.

Working with Leopardo, WSP and Sterling Bay in preconstruction, Adjustable was able to quickly analyze various structural schemes to ensure the best option. The needs of future tenants, including flexibility in structural modifications for future demising stairs between levels, was extremely important to the client. A design combining the efficiency of post-tensioning with the flexibility of mild steel was accomplished with planned slab leave-outs for future demolition. To support the masonry facade typical to the Fulton Market neighborhood, a down turned spandrel beam was required. Despite substantial beam bottom framing and a cambered long-span in the south bay, Adjustable was able to maintain a rapid pour cycle of 6 days for over 22,000 square feet.

One of the major challenges of the site was the proximity to adjacent condominium buildings to the north, CTA tracks to the south, and overhead power lines to the west. Adjustable worked with Leopardo to carefully coordinate an inboard tower crane location that could service the long floorplate, while also cost-effectively be disassembled from the street to the east.
